Long Beach Island Towns Explained: Which LBI Community Is Right for You?

Long Beach Island packs an incredible amount of variety into a slim, roughly 18-mile barrier island. In a single drive down Long Beach Boulevard, you can pass a working seafood port, a buzzing amusement-park district, blocks of quiet multi-million-dollar bayfront homes, and a wildlife refuge where the pavement simply ends.

That variety is the whole point — and it’s also what makes choosing where on LBI to buy, rent, or vacation such an important decision. The island is home to roughly 8,000 year-round residents, a number that can swell toward 200,000 at the height of summer. Each community has its own rhythm, and the “right” one depends entirely on the lifestyle you’re after.

Here’s a town-by-town guide to LBI’s six municipalities and the standout neighborhoods within them, from the northern tip to the southern end.

Long Beach Island is divided into six municipalities. From north to south:

  4. Ship Bottom
  5. Long Beach Township (the largest, made up of many smaller communities)

A helpful way to think about it: the northern end tends to be quieter, more residential, and more private, while the central and southern hubs — Surf City, Ship Bottom, and Beach Haven — are where you’ll find the bulk of the shopping, dining, and family attractions.

The North End — quiet, scenic, and spacious

Barnegat Light

At the island’s northern tip, Barnegat Light is quaint, peaceful, and known for having the widest beaches on LBI. It’s home to the iconic Barnegat Lighthouse State Park (“Old Barney”), the Viking Village commercial fishing port — one of the busiest seafood ports on the East Coast — and wide, bikeable streets. If your ideal beach day is more “open sand and sunsets” than “boardwalk crowds,” Barnegat Light is hard to beat.

Loveladies & North Beach

Just south of Barnegat Light, Loveladies and North Beach (both part of Long Beach Township) are among the most private and sought-after addresses on the island. This stretch is known for newer, larger custom homes built along both the ocean and the bay, and a serene, residential feel with very little commercial activity. It’s a favorite for buyers prioritizing space, luxury, and quiet.

Harvey Cedars

Harvey Cedars offers a tranquil escape with serene beaches, scenic bayfront views, and weekly summer concerts at Sunset Park. It’s also home to a well-known Christian retreat and conference center that draws visitors throughout the year. Centrally located on the north end, it balances peace and quiet with easy access to the rest of the island.

The Central Hubs — convenience meets the beach

Surf City

Surf City is a vibrant central hub with a bustling Boulevard full of shopping and dining for day-trippers and longtime vacationers alike. Add a bay beach, a yacht club, and a recreation area, and you get a town that delivers walkable convenience while still feeling like a neighborhood. It’s a great fit for buyers who want amenities at their doorstep without the full intensity of Beach Haven.

Ship Bottom

Known as the “Gateway to Long Beach Island,” Ship Bottom sits right where the Causeway bridge lands on the island, making it the first stop for most visitors. It’s a central hub with a boat ramp, a waterfront park, a fishing pier, summer evening concerts, and the beloved annual Christmas Parade. Its location makes it one of the most convenient bases on the island — and it’s where The Seegers Group office calls home.

Brant Beach & central Long Beach Township

Heading south, Brant Beach and the surrounding Long Beach Township neighborhoods offer a classic, family-friendly LBI experience — bayfront sunsets, a relaxed pace, and easy beach access — while staying within a short drive of Ship Bottom’s and Beach Haven’s amenities. Long Beach Township is the island’s largest municipality and includes roughly 19 distinct neighborhoods, so it spans everything from peaceful and private to lively and central.

The South End — energy, attractions, and wide-open nature

Beach Haven

Beach Haven is the island’s main action center and a perennial family favorite. It’s home to Fantasy Island Amusement Park and Thundering Surf Waterpark, plus a lively mix of live music, shopping, restaurants, and nightlife — the historic district famously packs a number of bars within a roughly one-mile radius. If you want a vacation where there’s always something to walk to, this is your town.

Holgate

At the very southern tip, Holgate (part of Long Beach Township) is where the road ends and the Edwin B. Forsythe National Wildlife Refuge begins. It’s one of the quietest, most natural stretches on LBI — beloved by anglers, beachcombers, and anyone seeking a more secluded shore. Note that portions of the refuge have seasonal access restrictions to protect nesting wildlife.
