Long Beach Island isn't just one beach town — it's 18 miles of barrier island stretching from Barnegat Light in the north to Beach Haven in the south, with a dozen distinct communities in between. Each one has its own personality, vibe, and best-fit family type. Choosing the right town before you book is the single most important decision you'll make.

Start With Your Group's Priorities
Before you look at a single listing, ask your group these questions:
- Do you want to walk to restaurants and bars, or are you fine driving?
- Are you traveling with young kids, teenagers, or adults only?
- Is nightlife important, or are you looking for quiet and relaxation?
- Do you want oceanfront, bayside, or somewhere in between?
- How many bedrooms do you actually need — and does the pullout count?

Beach Haven: Best for Nightlife, Walkability & Young Families
If you want to walk everywhere, Beach Haven is your answer. It sits at the southern end of LBI and has the island's most walkable downtown — restaurants, ice cream, mini golf, bars, shops, and the Surflight Theatre are all within a few blocks of each other.
Best for: Young families, groups of adults, anyone who wants energy and convenience.
Beach Haven highlights:
- Fantasy Island amusement park (kids love it)
- Strong restaurant scene — from casual pizza to nice dinners
- The most active bar scene on the island
- Bay Village shopping district
- Easy access to both ocean and bay beaches
The tradeoff: it's the most popular area, so it books earliest and commands premium pricing, especially in peak July weeks.
Surf City: Best All-Around Town for Families
Surf City sits near the middle of the island and is consistently one of the most requested towns for good reason — it hits the sweet spot between walkability and quiet. There's a solid commercial strip with grocery stores, restaurants, and shops, but the neighborhoods feel more relaxed than Beach Haven.
Best for: Families with kids of all ages, repeat LBI visitors who want convenience without the noise.
Surf City highlights:
- Walkable to restaurants and shops
- Wide, clean ocean beaches
- Great bay access for kayaking and paddleboarding
- Central location makes day trips up and down the island easy

Harvey Cedars & Loveladies: Best for Peace, Privacy & Upscale Rentals
Head north and the island gets quieter — fast. Harvey Cedars and Loveladies are known for larger, more architecturally distinctive homes, wider lots, and a noticeably more relaxed pace.
Best for: Adults-only groups, couples, families who want a private retreat and don't need to walk anywhere.
What to expect:
- More high-end rental inventory — oceanfront and bayfront estates
- Very little commercial development (bring your groceries)
- Some of the best bay views and sunsets on the island
- Quieter beaches with more space
These towns aren't for everyone — but for the right group, they're exactly right.
Barnegat Light: Best for Fishing, the Lighthouse & a True Shore Town Feel
The northernmost tip of LBI, Barnegat Light (locals call it "Barney") has a completely different character than the rest of the island. It's a working fishing village at heart, anchored by the iconic Barnegat Lighthouse and some of the best fresh seafood you'll find anywhere on the Jersey Shore.
Best for: Fishing families, history buffs, people who want a no-frills authentic shore experience.
Barnegat Light highlights:
- Barnegat Lighthouse State Park — climb the lighthouse for panoramic views
- Viking Village working fishing dock — buy fish right off the boat
- Quiet, uncrowded beaches
- Bay fishing is exceptional
The rental inventory here is smaller, so it books up quickly even though it's less talked about.
Ship Bottom: Best for Budget-Conscious Families & Easy Access
Ship Bottom is where the causeway from the mainland meets LBI, making it the most accessible town on the island. It's practical, affordable relative to Beach Haven or Loveladies, and has everything you need without a lot of fuss.
Best for: First-timers, budget-conscious families, groups that just need a clean, comfortable base.
It won't win any awards for "most charming," but Ship Bottom rentals tend to offer more value per bedroom than comparable properties further south.
Oceanside vs. Bayside: It Matters More Than You Think
One of the most overlooked decisions in LBI rental shopping is which side of the island your home sits on.
Oceanside homes give you:
- Direct or close beach access to the Atlantic
- Cooler breezes and natural air conditioning in summer
- That classic "beach house" experience
Bayside homes give you:
- Calm water for kayaks, paddleboards, and small boats
- Spectacular sunsets every evening
- Private docks (on many properties)
- Often more house for the money
Many families with young kids actually prefer bayside — no waves, no rip currents, and kids can splash in the calm water right from the backyard.
How Far in Advance Should You Book?
Peak summer weeks — especially the July 4th week and the two weeks on either side of it — can book 6 to 9 months in advance for desirable properties. If you're targeting a specific town or a waterfront home, January through March is when you want to be searching.
Shoulder season (June and September) is increasingly popular with families who have flexible school schedules. You'll find better availability, lower pricing, and uncrowded beaches.
